Ritz Cove Street Permit Parking is Coming

Dear Ritz Cove Resident:

While it may not be widely known, Section III(G) of the Ritz Cove Rules & Regulations provides for the following regarding Street Parking:

Street parking is limited to visitor parking only. All vehicles owned, operated or in control of any Owner or resident shall be parked in the garage or driveway of the Owner’s unit. No person shall park, store or keep anywhere in the Community any boat, motor home, trailer, camper, other recreational vehicles or commercial vehicle. A vehicle with expired plates, flat tires or inoperable, may not be parked on any street or any driveway in the Community. Owners will be held responsible for any damage to the Common Area from any vehicle owned or visiting their property. Repairs or restorations of any vehicle may not be conducted except wholly within the Owner’s garage.

Previous Ritz Cove HOA boards had been lax on enforcing these rules because our residents were not provided any alternative. As such, the current Board is glad to announce our Ritz Cove Overnight Parking Permit program. This will allow us to enforce the rules already approved by prior Boards, while providing a solution for instances when overnight parking in necessary.

Beginning June 1, 2024, the prohibition on overnight street parking will be enforced.

However, residents now have the opportunity to apply for an Overnight Parking Permit which will allow vehicles associated with their residence to park cars on the street overnight. Overnight Parking Permits will be available for just $25 per month/per vehicle.

These permit applications are available in the documents section of this site.

The board will approve the application on a case-by-case basis.

Please visit the document section of this site to download the Overnight Parking Permit application and submit to ritzcove@terrawest.com. Your Ritz Cove HOA Board greatly appreciates your cooperation in this matter and your commitment to keeping Ritz Cove one of the most desirable communities in Las Vegas.
